Prefinished vs Site-Finished Hardwood Floors: Which Is Right for Your Remodel (2026)

DuChateau real hardwood flooring in the hallway of a Mazzamuto Construction whole-home remodel in Pleasant Hill, CA

The short answer: prefinished hardwood comes from the factory already stained and sealed, so it goes down faster, with no sanding dust or finish fumes in the house, and you can walk on it right away. Site-finished hardwood is installed raw, then sanded, stained and coated in your home, which takes longer but gives a flat, sealed surface and a color matched on site. Remodels where you live in the house usually favor prefinished; matching existing floors usually favors site-finished.

What “prefinished” and “site-finished” mean

  • Prefinished: the boards are sanded, stained and coated with several layers of factory finish before they ship. Most have a small bevel on the edges.
  • Site-finished (finished in place): raw boards are nailed or glued down, then the whole floor is sanded flat, stained and given coats of finish where it lies.

Both can be solid hardwood or engineered hardwood (a real wood top layer over a stable plywood core).

Side by side

Prefinished Site-finished
Time in the house Install and done Install, then sand, stain and several coats with dry time between
Dust and fumes Very little Sanding dust and finish odor while it cures
Walk on it Right away After the final coat dries; furniture and rugs wait longer
Surface Small bevels between boards Flat and sealed across the seams
Color Choose from the maker’s colors Any stain, mixed on site
Matching an existing floor Hard The usual way to do it
Spills Bevels can catch dirt and water Seams sealed by the top coat

A floor we put in: Pleasant Hill whole-house remodel

On our 1950s Pleasant Hill whole-house remodel, the hallway and living areas got engineered hardwood from DuChateau, alongside Columbia cabinets, MSI countertops and Pella windows. Gino walks the finished floor, room by room, in the video below.

When we recommend site-finished

  • You are patching or extending an existing floor. When walls move, the old floor gets laced in with new boards, then the whole room is sanded and finished so old and new read as one floor.
  • You want a custom stain color that no maker offers.
  • Kitchens with lots of water at the sink, where a flat, sealed surface helps.

When we recommend prefinished

  • You are living in the house during the remodel and want the shortest, cleanest install.
  • The floor goes in late in the job, after cabinets and paint, so there is no sanding next to new finishes.
  • You like the maker’s colors and want a factory finish with a published warranty from that maker.

The finish matters as much as the wood

Gino tells a story on The Mazzamuto Method about an older bathroom job. A crew member wiped down the client’s hallway with water at the end of the day, not knowing the hardwood had a wax finish. “Once it gets wet, it turns kind of milky,” Gino says. The call came at seven that night, and he lay awake thinking the floor would cost $15,000 to $20,000 to fix. By morning the water had dried and the wax cleared. The lesson for homeowners: know what finish is on your floor before anyone cleans it. Wax, site-applied finish and factory finish each have their own cleaning rules. The story is in Episode 8 of The Mazzamuto Method.

Which one should you pick?

  1. Matching or patching an existing floor? Site-finished.
  2. Living in the house and want it fast and clean? Prefinished.
  3. Need a stain color nobody sells? Site-finished.
  4. Floor going in after cabinets and paint? Prefinished.

FAQ

Is prefinished hardwood as durable as site-finished? Both wear well. A factory finish is applied in controlled conditions; a site finish seals the seams. How it is cleaned and cared for matters as much as which you choose.

Can prefinished hardwood be refinished later? Solid and thicker engineered boards can be sanded and refinished; how many times depends on the wear layer. The bevels sand out on a full refinish.

How long until I can walk on a site-finished floor? It depends on the finish product and how many coats go on. Plan for the room to be off limits through the coats and dry time, and longer for furniture and rugs.

Can new prefinished boards match my old floor? Rarely exactly. To blend new boards into an existing floor, we lace them in and finish the whole area on site.
